SUMMARY: In this paper, we present the design solutions and the construction of the accommodation business building near the centre of the city of Rijeka, Croatia. The designed future building is relatively small but because of untoward geotechnical conditions and possible influence on the nearby buildings complex foundation analysis and construction are needed. Extra complication is insisting of one storey underground garage below the ground water level and below the shallow foundation of the nearby masonry building. The designed foundation construction predict bored piles to the 22 m deep gravel layer to decrease the settlements and influence on nearby buildings. Stress strain analyses shown that the settlements caused by bored piles construction have acceptable values. Design predicts underpinning with jet-grouting technique as a part of open pit construction. The construction works will start in July 2007. During the construction, the observational method according to Eurocode 7 will be used.
