This paper discusses how project owners who lack the in-house staff and tools to effectively plan and manage significant projects
have the option to utilize the services of an independent Construction Management firm to manage the
entire process: planning; selecting and managing the designer and contractor; and, supervising
construction.
In other cases, owners may only need specific Construction Management staff and services, project
estimators and schedulers who will work with staff and construction inspectors to monitor the
construction.
Construction Management works equally effectively for both of the above situations, by matching services
and staff to the needs of the project. The process is structured differently: for one need, the
Construction Management will work as an independent team; whereas, for another need, the Construction
Management staff will be integrated with the Owner's in-house staff. Includes tables, figures.
