The Orange County, Florida Water Department has initiated a predictive maintenance as opposed to preventive maintenance program. The staff uses pump performance as indicated by flow and pressure to initiate maintenance. To facilitate this program the County is replacing all packing and stuffing boxes with mechanical seals, including special modifications to vertical turbine pumps to accept the seal boxes. The County is also replacing all bearings with sealed bearings. For large control valves the limit switches have been replaced with proximity switches to prevent O-ring wear. Chlorine residual detectors are now specified to be membrane type using saltwater to eliminate time-consuming chemical or gas feed systems. For County structures, polyurethane or acrylic paints are specified to minimize degradation in the hot, moist environment.
