This document applies to staff responsible for the management of Buildings & Architecture assets and to contractors that carry out maintenance and repair work on behalf of Network Rail.

This process covers reactive works, Minor Emerging Works (MEW) and business plan works of fabric, structural and Mechanical and Electrical (M&E) Assets within the Buildings and Architecture portfolio. 

The Buildings and Architecture portfolio includes the following properties:

a) Stations – managed

b) Stations – franchised

c) Light Maintenance Depots 

d) Route Services Depots

e) Maintenance Delivery Units

f) Lineside buildings (critical, non-critical and redundant)

g) Closed stations and platforms. 

Purpose 

This document outlines the business process for instructing Reactive works, Minor Emerging Works and Business Planning works for Buildings & Architecture Assets. 

Asset maintenance is managed through planned and reactive measures (interventions). Planned Preventative Maintenance (PPM) is not covered by this Standard. 

Benefits include: 

a) responding to risk events before they occur through the application of achievable mitigation to all risk areas 

b) extending the life of new and existing assets using an economic maintenance intervention cycle for each asset element

c) maintaining a safe environment for public and staff 

d) protecting critical assets within the building envelope 

e) providing access and minimising disruption to the public. 

This business process helps mitigate the following risks: 

a) Train collision due to failure of building asset 

b) Loss of safe environment 

c) Surface slips, trips and falls.
