This powerpoint presentation begins by providing a brief overview of projections of future demand that are
fundamentally based on two factors, measures of development and
unit demands. Measures of development typically fall into
two categories:
demographics such as
population (residential demand) and
employment (commercial demand); and,
land area by land use category. The Development Vision
for unprecedented land
use must be better-
defined by developers. After the patterns for land use categories and the
development characteristics are defined, land area and development feature unit
demands must be determined. Historical unit demand values
provide the basis for future planning criteria. Examples are provided of Historical Unit Demands and
Development Feature Measures. Presentation conclusions indicate the following:
demand for unprecedented land uses are best projected
using land area and synthesized land area unit demands;
land area unit demands can be synthesized from historic
development feature measures and unit demands;
development feature measures usually involve building
floor area or irrigated land area; and,
Floor Area Ratio (FAR) is the best indicator of
development intensity and resulting demand. Includes tables, figures.
